Quick answer
How can a property manager collect rent online?
Send each tenant a recurring invoice for rent and any fixed charges, due on the 1st. With Anytime Capital Payments, tenants pay from the invoice by bank account (ACH) or card without creating an account, reminders go out before, on and after the due date, and checks or cash you receive are recorded against the same invoice. Card fees on rent-sized payments are large at any processor: $1,925 by card is $53.24 at 2.75% + 30¢ and $56.13 at Stripe's online rate, which is why most rent is paid by bank. Our ACH rate is on the pricing page.

How it works
How a property manager gets paid with Anytime Capital
- 01
One recurring invoice per lease
Put rent, parking and any other fixed charges on one invoice, set the due date and how often it repeats (weekly, monthly, quarterly or yearly) and an end date, and a fresh copy issues itself on schedule. Reminders go before, on and after the due date, at most one a day, and stop once it is paid.

A billing page for every tenant
Tenants pay from the invoice link or your billing page by bank account or card, with no account or app to set up. They see every invoice, download PDFs and pay what is open. Bank payments usually clear in 3–5 business days.

Receipts and records that reconcile
Every payment sends a receipt that links back to its invoice. Checks, cash and bank transfers you receive outside Anytime Capital are recorded against the same invoice, and the lot exports cleanly for your accountant.

Published US rates as of October 2026, before monthly plans, international cards, currency conversion, disputes and payout fees. New Anytime Capital businesses pay 2.5% + 30¢ for their first 90 days.
Card fees on rent add up quickly at any processor: if all 80 tenants paying an average of $1,900 used a card, a month would cost $4,204.00 at 2.75% + 30¢ and $4,432.00 at Stripe's online card rate. Bank payments are usually priced far lower; Stripe's published ACH rate, for comparison, is 0.8% capped at $5, or $5.00 on $1,900. Anytime Capital takes ACH on every invoice and payment link, and its current ACH rate is on the pricing page.
Settings let you pass a card processing fee on to people who pay by card, shown as its own line. Card-network rules and some state laws restrict that, so check them, and your leases, before you turn it on. This is general information, not legal advice.

Keep your property management software
Anytime Capital collects and pays out money; it does not manage leases, screen tenants, take maintenance requests or keep trust accounts. Keep your property management software for that, and use Anytime Capital where the money moves.
Some states require security deposits or owner funds to be held in a separate trust or escrow account. Keep following those rules: an Anytime Capital business account is not a trust account. This is general information, not legal advice.
